The Planning and Zoning department is responsible for all aspects of land use regulation contained in the City of Smithville's codes. The Development Director, Jack Hendrix is also the Planning Director.
The Planning and Zoning Commission began work on a completely new Zoning Ordinance in 2010, and made its' final recommendations to the Board of Aldermen at its March 7, 2013 meeting. On April 2, 2013, the Board of Aldermen passed the recommended Zoning Code. The Planning and Zoning Commission holds its meetings at 7:00 p.m., on the second Tuesday each month in the Board Chambers, accessible from the rear of City Hall.
All applications for rezoning, annexation, subdivision plats, special use permits, variances and site plan review applications should be submitted to the Development Department office at 107 W. Main, Smithville, MO 64089. Prior to filing any application, it is recommended that you meet with the Planning Director beforehand to determine which application(s) will be required. In order to assist in your timeline planning, we have a submission schedule for your review.
The City of Smithville adopted its first Comprehensive Plan in 1966. Since that time, the plan has been updated several times, the most recent of which occurred in 2005. TheComprehensive Plan is a guidance tool to be used by the Planning Commission and the Board of Aldermen when implementing provisions of the Zoning Ordinances and the Subdivision Ordinance. The plan is not a mandatory document, but is to provide the proposed development of the City in the future, and methods to improve the overall quality of life through proper planning and zoning.
